Annual Spring/Summer AC Inspection

  • Check inside cooling coil, if accessible: Build-up on the coil reduces the system’s ability to cool, making your air conditioning run longer, increasing your energy consumption, and raising your cooling costs.
  • Check primary & secondary drains: A clogged condensate drain increases humidity levels and can cause ceiling damage.
  • Inspect outdoor condenser coil: Foreign material on the condenser reduces the system’s cooling capacity. A dirty coil will increase your cooling cost by 50% or more and can shorten the life of your air conditioner.
  • Monitor operating pressures for proper refrigerant charge: Improper refrigerant charges — too much or too little — can damage the compressor, which will cause high electric bills and reduced cooling capacity.
  • Adjust blower components: Proper cleaning and adjustment of the blower and its components is necessary for adequate airflow to ensure maximum cooling performance.
  • Monitor AC cycle: Our trained technician will ensure that the air conditioner is cycling properly.
  • Monitor voltage & amperage draw on all motors: Motors are designed to operate at standard voltage and amperage draw. By measuring the amperage draw, problems can be identified before the unit fails.
  • Tighten loose electrical connections: Loose electrical connections are a common source of problems that cause equipment failure.
  • Check thermostat operation: Our trained electrician will clean and adjust your thermostat. Proper thermostat operation will ensure even temperature control throughout your home.
  • Check air filtration: Your air filter will be checked for debris or excessive dust accumulation.

Annual Fall/Winter Furnace Inspection

  • Adjust blower components: Blower components necessary for adequate airflow will be adjusted to ensure the furnace can operate at maximum heating capacity and efficiency.
  • Check & test safety controls: Safety controls are essential for proper protection of the unit and home.
  • Monitor furnace cycle: Our trained technician will ensure that the system is cycling properly and that controls are calibrated correctly.
  • Adjust gas pressure, if needed: Proper gas pressure will ensure the most efficient and safe burner operation and reduce energy costs.
  • Check heat exchanger for cracks: As furnaces age, cracks can develop in the heat exchanger, which can allow dangerous gases (including carbon monoxide) to enter the home and cause safety hazards. Includes heating system inspection to identify any hazard.
  • Monitor flue draft for safe operation: An obstructed flue will cause products of combustion to enter the home.
  • Adjust heat anticipator settings: The heat anticipator determines how often your furnace cycles, which affects both the cost of operation and your comfort level.
  • Check & adjust ignition operation: A properly adjusted ignition assures that the furnace will start reliably.
  • Adjust air flow for proper temperature use, if needed: Properly adjusted blower speed will ensure efficient and reliable furnace operation and comfort.

  • Check for gas leak at furnace: The furnace will be inspected for any loose gas lines or faulty connections.
